We are a hybrid, flat fee real estate agency. That means, for a one-time fee of just $399.00, your property will be marketed in the following venues until SOLD.


1. Multiple Listing Service – You need this! Remember that real estate agents don't actually sell homes … exposure does! We'll add your home's listing to the MLS by the next business day following sign-up.  Through the MLS, more than 51,000 agents in Chicagoland will know your home is for sale and get a detailed description of the property, including 7 photos. Most importantly, they'll know exactly how much commission you're willing to pay them to bring you a qualified buyer – usually 2.5% - 3% of the sale price. We take great care to make certain your listing will be pulled when any piece of a buyer's agent search criteria matches your home's features.

2. Continue to Sell FSBO – You are able to benefit from being listed on the MLS yet maintain your ability to sell “By Owner” and pay no real estate commission if your buyer has not used a buyer's agent. Simply stated, if a home buyer comes to you while you are on our program, and that buyer is not working with a real estate agent, no matter how they found you – thru the yard sign, from your ad on Realtor.com, by referral, etc. – you pay no real estate commission! You'll put that 2.5–3% buyer's agent commission back in your own pocket. We won't take it from you. A traditional real estate agent arrangement rarely gives you that opportunity. If they set you up on a typical 6% commission and there is no buyer's agent present, the traditional listing agent will just keep the whole 6% for themselves. This is way too much money to pay someone for just a few hours of work.

You know more about your property than anyone else, including full-priced agents. You just need better tools to tell your story. Realtor.com is one of those tools. And because we produce an oversized “Showcase” ad including custom banner headlines, scrolling marquees and large text, all supported by eye-catching color and graphics, we make your ad stand out from all the competition and get your property noticed in a crowded real estate market. It 's this extra effort and creativity that makes us stand apart from all the other real estate agencies, traditional or discount.

4. FSBO sitewww.eListingService.com. One of the largest FSBO websites on the Internet. Daily, homeowners around the city load their homes on this popular site at a regular cost of $99.00. We'll add your home as a For Sale By Owner in a multi-photo ad, including all the creative and production, as part of our program and AT NO CHARGE. 

5. All Other Real Estate Companies' Websites – Your ad will appear courtesy of Keenan Realty of Chicagoland.

6. Relocation Companies Websites – You will be marketed to anyone moving into the area, their real estate agents and relocation companies.

7. Yard Sign – Standard real estate size with a professional finish. Our signs sport a very conservative logo that does not bring attention to the fact that you have a discounted listing. Unlike most of our competitors who don't adhere to this same concern for your privacy, we don't alienate the traditional agents that are bringing your buyers.

8. Strategy Advice – Along the way, you may need strategy help. Call us between 9 a.m. - 7 p.m. for free advice from experienced real estate professionals.

9. Comparable Marketing Analysis – Pulled from the Sold listings in the MLS (upon request).

We will even assist buyers (not working with agents) fill out and submit the agreement when making their offer - keeping them from seeking agent representation and saving you the buyer's agent commission!

15. Contract Negotiation – Whether your buyer comes with or without an agent, we will skillfully negotiate the contract on your behalf. We will do our utmost to help you achieve the highest price and best transaction possible for your property. 16. We Make Payment Easy – We accept MasterCard, VISA, Discover, checks and cash in payment for our services. Should you prefer to pay at closing rather than upfront, we can accommodate you with an adjusted fee of $2,000.

17. Electronic Agent Lockboxes – A key part of your marketing strategy, they can be rented during the listing period for $100.

We consider the $399 upfront fee as payment to advertise your home.  At closing, we charge a small fee of just .00334 (1/3 of 1%), of your sales price to assist in negotiating your contract and completing the transaction.  We'll work hard and smart to help you achieve the highest price and smoothest transaction possible.
